An On-Demand, Interactive Self-Tour Experience

The convenience home shoppers want. the solution sales teams deserve., exceed the expectations of modern home shoppers.

When surveyed, 79% of new construction buyers agree that the only way to understand the layout of a home is to see it in-person. Of those surveyed, 70% also indicated that it would be easier to unlock properties with their phone and tour them in-person on their own time — up from 64% reported in 2020. (Source: Zillow New Construction Consumer Housing Trends Report 2021)

These statistics reinforce what we already know to be true about the growing demands of today’s home shoppers and UTour can help you deliver on these expectations.

How It Works

According to Zillow’s New Construction Consumer Housing Trends Report 2020 , 59% of new home buyers prefer to tour homes in-person before making a purchase decision and 64% agree that it would be easier for them to self-tour homes on their own time. Per Zillow, this is “an indication that they also prefer to tour without an agent or sales rep when experiencing a home for the first time.” UTour is a critical tool for homebuilders to increase sales efficiently through more in-person, “no-contact” self-guided tours after normal sales hours.

Today's Homebuyer Expects:

More convenience, less sales pressure, "no-contact" experience.

How It Works

“No-Contact” Experience

Industry problems, solved by utour, overwhelming volume of interest.

Due to unprecedented market conditions, many builders are past capacity and unable to meet demand. UTour can keep home shoppers engaged while giving your sales team more time to handle in-person appointments.

Staffing and Scheduling Issues

Quality sales professionals are difficult to find. Many talented sales people won’t consider working for a builder as they don’t want to work weekends. UTour fills gaps in the schedule, offering tours without the sales team present.

Lingering COVID-19 Concerns

Even with the height of the pandemic behind us, COVID-19 has triggered a lasting impact on consumer behavior. Home shoppers’ expectations for a safe, no-contact experience still remain — and UTour can deliver.

How To Tour a House Today: Tips To Make the Most of Virtual or In-Person Showings

Touring a house is like going on a first date: It’s your chance to get a sense of whether this home is the one. Can you envision baking cookies in that kitchen, or cracking a beer on that back deck?

But in this day and age, with so many houses to see and so little time before they get snapped up, the prospect of finding this dream home in the real estate haystack can sometimes feel a bit overwhelming. Add in the coronavirus pandemic, and the idea of checking out houses all around town might feel unsafe, too.

But here’s the good news: The rules on how to tour a house have changed in ways that can save time, lower your exposure to COVID-19, and curb your workload and stress levels, too. Here’s what you need to know to ace your house-hunting game for the modern day.

How to schedule a home tour

Most home buyers start their house hunt online—that’s a given. But once you spot a home you love, what’s next?

In the olden days of real estate, a home tour would kick off with several rounds of phone/email tag. You’d call your real estate agent, who would then contact the home’s listing agent, and once they’d talked you’d get looped in to when you can finally see the house. Talk about complicated! And that’s for just one house; most home buyers are juggling multiple home tours.

But today, the process is much simpler. For one, many real estate listings have a button you can click on to learn more about a property, sans the annoying phone games. On some listings, you can schedule a tour simply by clicking on your preferred day and time to visit. (See the Schedule a Tour  option on the right side of the sample listing below.)

In short, the process of scheduling a tour can now happen in a few seconds, no harder than ordering lunch on Seamless. After you submit your information, you’ll be assigned a local real estate agent, who will reach out to you directly to confirm your tour time and format. (More on your options there next.)

(Realtor.com)

Should I schedule a virtual tour or visit in person?

It wasn’t long ago when the only way to tour a house would be to visit in person. But today, you also have the option to take a virtual tour. You just schedule a tour as you usually would, but request a virtual home showing where a real estate agent shows you around the house via a live video stream on Google Hangouts, FaceTime, Zoom, or other app.

So should you opt for a virtual tour, or go for the real thing? According to many real estate experts, a virtual tour is the faster, easier, and safest place to start. While buying a home “sight unseen” as they say is a risky move few are willing to take (although it is done now more than ever), virtual tours are still a great way to whittle down your options and spend less time running around town.

“Virtual tours can act as a clearinghouse for buyers to narrow down their search,” says Jack Smith , a real estate agent with Shorewest Realtors in Milwaukee. From there, if you like what you see, you can proceed to an in-person tour to get a closer look.

What to look for on a home tour

Whether you’re conducting a virtual or in-person tour, it’s important to get to know every nook and cranny of the property. Breezing from room to room is not enough—particularly if you’re doing a remote tour where small details might be out of view.

As such, you’ll want to check out some less obvious features to make sure the house is in good shape. Here are some areas to home in on that many buyers might miss:

  • The HVAC and hot water systems:  The age and quality of these big-ticket systems can make or break your budget, so while they’re not quite as fun as that gigantic kitchen island or the bonus room above the garage, they should be top priorities during your tour, even if you plan to hire an experienced home inspector.
  • The exterior:  Don’t limit your tour to the house itself. Be sure to check out the garage, front and back yards, and any structures on the property such as swimming pools or gardening sheds.
  • The neighborhood at large: You’re not just buying a home, but the neighborhood. Try to see the homes surrounding the one for sale to get a sense of what your life there would be like. Tons of traffic whizzing by might be a deterrent if you have kids or a dog; nearby restaurants and bars might be nice but will add to ambient noise. To get to know this area better, check out local neighborhood apps like Nextdoor.com.

What role does a real estate agent play in a home tour?

A real estate agent can serve as an excellent sounding board when touring a house. Plus, if you’re conducting a virtual tour, your agent may be able to visit the property on your behalf and answer any lingering questions you have, says Tony Mariotti , a real estate agent with RubyHome in Los Angeles.

“Buyers have asked us to check the number of electrical outlets and data ports in a room they intend to use as an office,” Mariotti says. “We’ve also measured and ‘reality checked’ rooms that looked big in listing photos due to wide-angle lenses.”

What to ask when touring houses

During a home tour, you’ll want to delve deeper by asking your real estate agent questions about the house. Here are some topics to hit.

  • How old is the home? How old are the various systems and structural elements, like the roof and the water heater?
  • Has any renovation work been done? If so, were the proper permits pulled and can I see them? Was the work performed by a licensed contractor, electrician, plumber, etc.?
  • Are there any previous insurance claims that could affect insurability? Are there any special insurance policies required for the home?
  • What were the average costs of utilities (water, electric, gas, sewer, and trash) over the past 12 months?
  • What is the home’s listing history, including any price reductions or contracts that fell through? Why did the seller drop the price? Why did the home fall out of contract?
  • Are there homeowners association fees? If so, what do they cover? How are the fees billed?

How home buyers can make the most out of touring homes

When touring bunches of homes, it can be hard to remember which house had that spa bathroom or sunroom you adored. To keep one home tour from blurring with the next, keep a notebook where you can make notes and reminders to help keep all the homes straight. Give each house a name if that helps you, and be sure to highlight any important concerns that jumped out during the tour.

And lest you get swept up swooning over home features that won’t really matter that much in the long run (e.g., that outdoor hot tub is nice but not all that necessary), it may help to write down a list of your top house-hunting priorities.

“Buyers should have a list of their ‘must haves,’ their ‘like to haves,’ and things they are willing to compromise on in a property,” says Cara Ameer , a real estate agent with Coldwell Banker in California and Florida.

Similar to dating, you should probably just accept that you can’t have it all, and that some flexibility will be needed if you want your house hunt to end anytime soon.

Tours are available to the public from 10 a.m. to 4:30 p.m. Saturday and Sunday.

While the tours are free, visitors must have daily, timed tickets, which will be handed out at a tent stationed outside the White House Visitor Center starting at 8:30 a.m. on both tour days.

Members of the media will get the first look at the gardens on Friday.

Visitors will have the opportunity to view the Jacqueline Kennedy Garden, Rose Garden, White House Kitchen Garden and South Lawn of the White House. The White House warns guests that bags, backpacks, purses and a lengthy list of other items are not allowed on White House grounds.

Introducing Immersive 360° Tour Experience

  • April 22, 2020 August 31, 2020 By Jacob Gospodnetich
  • Winchester News

SAN JOSE, CA (April 22, 2020)—For the first time ever, the Winchester Mystery House is offering guests unprecedented access to the world’s most bizarre mansion with an all-new tour —The Winchester Mystery House Immersive 360 Tour. This virtual experience allows guests to independently roam each level of the mansion, from the basement to the rarely seen fourth floor, while exploring many rooms previously inaccessible on standard Estate tours. The Immersive 360 Tour is available now for $8.99 HERE . Guests who purchase this tour during the Estate’s closure will receive one complimentary pass for a future tour when it reopens.

“Sarah Winchester was ahead of her time in many ways. She was a woman of independence, drive, and courage, and the mansion she built is world-renowned for its many design curiosities and innovations,” said Walter Magnuson, Winchester Mystery House General Manager. “Today, we are striving to follow in her footsteps by offering an innovative way for guests to explore the mansion unlike ever before. We are asking the community to help us maintain this important historical landmark until we can once again welcome guests in person.” The 24,000-square-foot home’s iconic design features—such as the stairs to the ceiling, secret passageways, and doors to nowhere—were all captured by Los Angeles-based Matterport 3D Tours over the course of just one weekend using their Matterport 360 cameras. The new tour also offers fans and the Winchester Mystery House staff the first-ever digital floor plan of the historic mansion. Sarah Winchester’s 38-year renovation project became the most infamous historic home in the country, but upon her death, no blueprints or floor plans were ever found. Now, after 97 years of guiding guests safely through its confusing halls without a map, the Estate’s caretakers are thrilled to present this digital floor plan to the public.

Guests interested in supporting the Winchester Mystery House during this unprecedented closure can visit winchestermysteryhouse.com/support-the-estate/ to purchase the Immersive 360 Tour, “good any day vouchers,” and exclusive Winchester Mystery House merchandise. The previously offered video tour is also still available to rent for $5.99 or to purchase for $13.99 online at winchestermysteryhouse.com/video-tour/.

Local News | Skokie water reclamation plant gives tours, holds open house

A tour guide at the Open House for O'Brien Plant points to the settling tanks. Over 300 people signed up and attended the Open House, according to staff. The Skokie Swift runs in the background. (Richard Requena, Pioneer Press)

The Metropolitan Water Reclamation District of Greater Chicago held an open house on May 4 at the O’Brien Water Reclamation Plant in Skokie in honor of Chicago Water Week. Employees led tour groups to demonstrate how water comes into the plant and how it is treated to remove solids and bacteria before being discharged into the North Shore Channel of the Chicago River. According to the plant’s operations manager, Lynn Kohlhaas, the process takes weeks of what nature usually does on its own and narrows it to 12 hours.

The raw sewage that arrives at the O’Brien plant at 3500 Howard St., Skokie,  comes from sewers and drains across much of the northern suburbs, from about as far west as Des Plaines to Lake Michigan on the east and between the Chicago city limits on the south up to the Cook and Lake County border on the north. The plant can treat up to 500 million gallons a day.

The water the reclamation plant treats is not clean enough to drink, and most municipalities in the area get their drinking water from either the city of Chicago or the city of Evanston. Kohlhaas said the water is 99.9% clean but still not up to federal and state drinking water standards. She said if someone were to take the water and run it through an additional water disinfection, that the average person should be able to drink it.

At the O’Brien plant, water undergoes three treatment phases. In the first, wastewater passes through coarse screens to filter out large debris. Aerated grit tanks and settling tanks then filter out fats and oils from the water. About 60% to 80% of the solids are removed in that phase.

In the second step, microorganisms are introduced to eat up organic material. One tour leader described it as an “all-you-can-eat buffet” for the microorganisms.  The water is also aerated so that the microorganisms can thrive, and the water is then taken to a final settling tank where the cleaner water flows to the top, and the remaining solids settle at the bottom.

The treatment plant workers only complete the third step during the nine warmer months of the year so the water is relatively clean for people who are canoeing or  fishing the North Shore Channel, on the assumption people won’t be pursuing that type of recreation during the three coldest months of the year.

Powerful ultraviolet lightbulbs are used to prevent microbes from reproducing, effectively wiping them out before the water is released into the North Shore Channel. The O’Brien plant has the largest U.V. disinfection facility for a waste water plant in the U.S.

Plant Manager Aruch Poonsapaya told Pioneer Press that the bulbs are 10 feet long, each bulb is about 1,000 watts and has a lifespan of about three years. He said the plant has 128 channels and uses 1,000 bulbs.

The first priority of the Metropolitan Water Reclamation District is to clean water, but the second priority is to mitigate flooding, said Kohlhaas. She said storm water is also sent to the plant, is treated the same as water from domestic sewers and uses its connection to the Tunnel and Reservoir Plan, also known as the Deep Tunnel, to get water out of the street and away from homeowners’ basements during heavy rain.

Daniel Thomas, an Evanston resident, attended the open house and said he had always wanted to get a tour of the facility.

“I’m an environmentalist, I want to save the earth, I want to be a good steward,” he said. “(The Metropolitan Water Reclamation District) is a good organization, they are good workers, and I think they are really sharp people.”

Chicago Water Week continues through May 11, and will include an Open House at the Stickney Water Reclamation Plant, 6001 W. Pershing Rd., Cicero.

An earlier version of this story named the incorrect weekend day on which the tours of the O’Brien Water Reclamation Plant took place. It took place on Saturday, May 4. The Chicago Tribune/Pioneer Press regrets the error.

Taylor Swift Adds TTPD Songs (and Subtracts Others) from Eras Tour Setlist as European Leg Kicks Off in Paris

The singer's May 9 show marks her first since releasing 'The Tortured Poets Department' — see all the setlist changes

  • Taylor Swift resumed her Eras Tour in Paris on May 9
  • The concert marked her first since releasing her latest album, The Tortured Poets Department
  • She added songs from TTPD to the tour setlist, while removing a handful of other album tracks throughout the show

Taylor Swift is back and better than ever!

After a nearly two-month break from her historic Eras Tour , during which she released her latest album, The Tortured Poets Department , the singer has taken the stage once again, and this time, she’s in Europe.

The pop star, 34, took the stage at Paris La Défense Arena in France on May 9 to perform her career-spanning set list — which has been edited to make room for TTPD tracks, meaning some others have been cut (at least for now). New outfits, set pieces and choreography were also present.

Fans realized they were in for a fresh Eras Tour experience when the concert's introduction video was changed to include a TTPD section of the Lover house representing each of Swift's eras.

As per usual, she opened the show Thursday with the Lover section — but skipped "The Archer." From there, the Grammy winner went into Fearless followed by Red , performing the sections in a different order than during the previous tour legs. Another nod to the setlist switch-ups? Swift sported a t-shirt that read, "This Is Not Taylor's Version," while performing "22."

Next came the Speak Now section, and she removed "Long Live," which was initially added following the July 2023 release of the album's rerecorded Taylor's Version .

The Reputation segment then arrived, followed by a combined Folklore and Evermore section with "The 1," "The Last Great American Dynasty," "Tolerate It" and "'Tis the Damn Season" getting cut.

"I have always talked about Folklore and Evermore as sister albums," explained Swift on stage. "On the Eras Tour, we have reunited the sisters, combined them into one chapter, you can call it 'Folkmore,' 'Everlore,' you can call it whatever you want as long as you promise to sing 'Champagne Problems' really loud."

The 1989 section came afterwards, and then The Tortured Poets Department . The section highlighting Swift's latest album featured "But Daddy I Love Him," "So High School," "Who's Afraid of Little Old Me," "Down Bad," "Fortnight," "The Smallest Man Who Ever Lived" and "I Can Do It with a Broken Heart."

Swift then performed two surprise songs: "Paris" from Midnights and "loml" from TTPD .

The show concluded with the Midnights section, with all seven tracks from previous shows remaining in the setlist.

Since Swift's last round of Eras Tour shows in Singapore in March — which the pop star dubbed an “unforgettable way to end this leg of the tour” — she has kept busy, attending Coachella , enjoying date nights with boyfriend Travis Kelce and, of course, releasing her latest album.

Julien De Rosa/AFP/Getty

The ”Florida!!!” singer will play three more shows at the Paris La Défense Arena on May 10, 11 and 12 before heading to the rest of her May tour stops, which include Stockholm, Lisbon and Madrid.

Then, the Eras Tour’s European leg will continue, returning to France (Lyon this time!) and hitting the U.K. before heading to Dublin in late June.

Swift will continue performing in Europe throughout the summer before wrapping in London in August and heading back to North America for a slew of shows in Toronto and, finally, Vancouver.
